DETERMINING PROPERTY VALUE

A home is worth what a buyer is willing to pay for it. You and your agent must work out a realistic opinion of your property's value to potential buyers. In general, an opinion of a home's market value is based on a number of factors including:

  1. Location
  2. Square footage of house and lot
  3. Condition of property
  4. Buyer demand and seller motivation
  5. Prices of similar homes for sale in the area
  6. Recent sales of competitive homes
  7. Availability of financing
  8. Interest rates

A qualified agent can further explain the above factors and give an estimate of the probable range of your home's selling price. The price ultimately received will depend on your desire to sell, the buyer's motivation and the market conditions when an offer is submitted.
